Lightning Docs Updates 7.11.25

We have issued an update to the system that modified the following:

• Addition of Fortra Law as a Trustee: When selecting a trustee for Deed of Trust states, Geraci LLP has been removed from the dropdown list and replaced with Fortra Law. For all properties located in California, Fortra Law will be selected as the default Trustee unless otherwise specified in the dropdown.
  
  
• Update to Property Owner selection: The user will no longer need to manually select a property owner as long as the following conditions are met:
  
  1) The borrower is NOT an individual
  2) There is only ONE borrower
  3) There are no non-borrowing parties to the transaction
  
  If the above are true, the property owner will then be automatically selected like so:
  

• NEW FEATURE: We have added a new feature that allows you to customize the addresses for the delivery of loan documents in the closing instructions and the recordable documents (security instruments, subordinations), with the exception of assignments.
  
  You will need to turn on the below permission in order to access this function.
  

Turning on the permission will cause the following questions to appear in the Lender Information page.

Upon selecting ‘yes’ to each question, a text box will appear where you can enter the applicable address in block format as shown here:

1. When using the first box for signed loan documents (except recorded documents), this will cause the following language to appear in the Lender’s Closing Instructions:
   

2. When answer ‘yes’ to ONLY the second question for delivery of recorded documents, the address entered in the text box will now be the return address in all recordable documents (with the exception of assignments).
   
   NOTE: When using both the box on the left AND the box on the right, you will see a combination of both items within the Lender’s Closing instructions as shown below. The return to address in recordable
   documents (with the exception of assignments) will also populate as the address entered in the text box.

Please note that this function will override any customization that you have previously requested concerning the delivery of documents.
