Lightning Docs Surpasses $3 Billion in Monthly Business Purpose Loan Originations with Record July

Irvine, CA – August 12, 2025, Lightning Docs, the official loan documents of the American Association of Private Lenders, announces a record month for the platform in July. With 5,451 loans in the month, Lightning Docs passed its previous record high of 5,270 loans in May of this year. This marks the fifth time in 2025 Lightning Docs has reached a record month, as the platform continues to cement itself as the official standard in private lending.

Initially developed by Fortra Law, the nation’s largest private lending law firm, Lightning Docs has historically skewed toward serving more short-term loans, also referred to as bridge or residential transition loans (RTL). However, as more lenders turn to long-term DSCR loans, the platform has seen a large shift toward these loan types. This month 2,931 of the loan transactions fell into the DSCR category, while 2,520 were RTL loans.

Year to date, Lightning Docs has produced 34,390 loan document packages representing $18.7 billion in loan originations. The breakdown in loan count and origination amounts between loan types is below.

  • RTL – 16,776 loans totaling $13.1 B year to date through July 31, 2025
  • DSCR – 17,614 loans totaling $5.5 B year to date through July 31, 2025

The company continues to expand its offerings, having announced its latest API integration last month with loan origination system (LOS) provider LendingWise. Lightning Docs has previously completed integrations with Mortgage Automator, The Mortgage Office, and Liquid Logics, along with offering full API integration capabilities with proprietary LOS platforms.
